Everything has increased in cost greatly since a few years ago, but thankfully lumber has returned to a slightly saner price after a large spike that happened about a year and a half into covid.

Still, if I was building the place at current prices I'm sure it would cost me something more like 60k.

That being said, boards are the cheapest component. The expenses really start to add up once you get into plywood, roofing materials, insulation, windows, hardwood floors, tiles, drywall, paint, appliances, etc.
